The following images identify how the development will look from key views in and around the town centre. The extant consent is identified by a red line, whilst green or grey shaded areas display current thinking in respect of the location and massing of buildings within the Minster Quarter.

  • The Proposed Development is experienced kinetically in views looking east along Baker Street.
  • The new building is seen as part of the peripheral and emerging tall building context within the town centre, bought forward by the Minster Quarter Regeneration Framework.
  • The view does not detract from the special interest of the CA which is derived from its predominantly 18th and 19th homogenous architectural character.

  • Views taken from the west of the site over the IDR within the Conservation Area
  • Development site separated by the IDR and distance
  • The Hexagon, Aparto occupy the foreground, as will the Minster Quarter development
  • Historically, the Civic Centre would have been visible
  • Additional height and breadth of the development is appreciable but taken in context of the town centre location and associated built form
