View from Oxford Road looking South West

The following images identify how the development will look from key views in and around the town centre. The extant consent is identified by a red line, whilst green or grey shaded areas display current thinking in respect of the location and massing of buildings within the Minster Quarter.

  • The view is characterised by the modern, retail and commercial development comprising the urban environs of Reading town centre
  • The view does not comprise any buildings or landmarks of significance or historic character, nor is the view located within a conservation area.
  • The Proposed Development appears above the podium of the shopping centre and is visible as part of the existing taller elements of townscape, including Fountain House
  • Greater impact on Oxford Road listed buildings is reduced through removal of Block E of the extant consent

  • On the western boundary of the Conservation Area.
  • Busy commercial street, mixed townscape character.
  • The intricate roof profile and materiality of the landmark building on the corner remain prominent.
  • Additional height and breadth of the development unlikely to be appreciable from this viewpoint.
