Building Layout

To comply with changes to planning policy, legislation and Building Regulations, the new scheme will need to implement amended layout, which will help to deliver better-sized apartments, safer access and egress measures and enabled greater lifetime usage by a range of residents. The annotated images below help to identify some of the layout challenges presented by the previous scheme.

  • Review of the NDSS against proposed apartment sizes identifies that the consented scheme does not meet updated requirements
  • The residential buildings have also been designed with single staircases for means of escape, which no longer comply with Building Regulations
  • The consented scheme also does not provide any adaptable ‘M4 (2)’ units for those with impaired mobility
